SBIOA Unity Enclave spreads over an area of 25 acres in Chennai and is a large-scale residential development created to meet the housing needs of 1,875 families of the State Bank of India Officers’ Association (SBIOA). SYSTRA provided project and construction management services.
Developed by a professional association, the scheme was designed as a complete residential community. It reflects SBIOA’s aim to provide its families with high-quality homes supported by shared facilities and services. It is regarded as one of the largest developments of its kind in Tamil Nadu.
Project and construction management
SYSTRA was appointed to provide Project Management Consultancy (PMC) and construction management services. Its role covered oversight of project delivery, coordination between stakeholders and progress monitoring, as well as support with quality, cost and programme control throughout the construction phase.
Covering around 25 acres (approx. 10 hectares), the development comprises more than 2,100 apartments across 21 residential towers, with parking for over 2,100 cars.
Shared amenities include a clubhouse and a retail centre. A 12-metre-wide main road and 7.2-metre-wide internal roads provide access and circulation across the site.
Designed around residents’ needs
Unlike a conventional open-market housing development, SBIOA Unity Enclave was planned around the needs of its future residents. Apartment types, shared amenities and the layout of the site were all shaped around the expectations and everyday needs of SBIOA members.
Integrated rainwater management
The development also includes infrastructure and technical systems designed to improve its functionality and sustainability. These include an integrated stormwater drainage and rainwater harvesting system, supporting more effective water management across the site and its surroundings.
