Context

We are seeking a detail-oriented and commercially astute Lead MEP Quantity Survey Engineer to join our project controls and commercial management team. In this critical role, you will serve as the financial guardian for all Mechanical, Electrical, and Plumbing (MEP) packages on complex, large-scale building projects—with a specific focus on rail and transit infrastructure projects (such as stations, maintenance facilities, and operations centers).

Missions/Main Duties

  • Contractor Payment Review: Conduct monthly reviews of contractor interim payment applications. Scrutinize submitted quantities, check against site progress, verify unit rates, and recommend certified amounts to the client for payment.

  • Variation Order Review: Assess all contractor-proposed variations and change orders. Verify the necessity of the change, check the quoted prices against market rates and contract provisions, and negotiate fair adjustments on behalf of the client.

  • Rail & Transit Specialization: Apply commercial expertise to the unique challenges of rail projects, including understanding the specific supply chain, labor conditions, and safety protocols that impact MEP installation costs in live or operational transit environments.

Profile/Skills

  • Education: Bachelor's degree in quantity surveying, Mechanical Engineering, Construction Management, or a related field.

  • Experience: Minimum of 8 to 10 years of progressive experience in quantity surveying or commercial management, specifically focused on MEP packages within the construction industry.

  • Consultant-Side Experience: Demonstrated experience working on the consultant side (PQS / Client Representative) or with a client organization is required. You must be comfortable representing the client's interests, not the contractor's.

  • Rail Experience: Demonstrated experience working on rail or transit projects (e.g., metro stations, light rail, heavy rail upgrades) is required.

  • MEP Technical Knowledge: Strong understanding of MEP systems (HVAC, electrical distribution, plumbing, fire protection, low voltage systems) and the ability to read and understand MEP drawings and specifications to verify quantities and assess change orders.

  • Contractual Knowledge: In-depth knowledge of standard forms of contract.

  • Software Proficiency: (Advanced Excel is essential).
