Modern Methods of Construction (MMC) is a wide term, covering a range of offsite and onsite techniques, that first appeared in The Construction Playbook published by the UK Government.

The intention is for MMC to “provide alternatives to traditional methods with the potential to deliver significant improvements in productivity, efficiency and quality for both the construction industry and public sector” (The Construction Playbook Guidance 2022).

While offsite construction is neither new nor modern, the opportunity of digital engineering and the challenges of a declining labour force, as well as climate change, has required a different approach to the construction process.

The seven categories of MMC

The seven categories of MMC are described by the Ministry of Housing, Communities and Local Government (MHCLG) with categories 1 – 5 for offsite activities and categories 6 – 7 for near-site or on site activities.
